Epoxy Floor Paint: Where It Works and Where It Wastes Money

A workshop owner from Kala Gujran came to the counter last month with a video on his phone — some garage floor from YouTube, glossy green, mirror-shiny. “I want this.” Then he showed me his own floor: the same green idea, now flaking off in sheets after one year.
The paint was not fake and the painter was not a thief. The floor was never prepared for epoxy. That one detail decides the whole job, so let us walk through it in plain words.
What epoxy floor paint actually is
Normal floor paint is a skin that sits on the concrete. Epoxy is different — it comes in two parts, a resin and a hardener, mixed right before use. The two react and cure into a hard, dense shell that grips the floor and takes forklifts, jacks, oil drips and daily washing far better than enamel ever will.
Watch out for one thing at the counter: some single-pack products are sold as “epoxy-look” floor paint. They are regular paint with a glossy name. Real two-pack epoxy costs more and needs more prep — if the tin does not mention resin and hardener, ask.
Where epoxy earns its cost
- Workshop and garage floors — cars, bikes, trolleys, oil spills
- Shops and godowns — constant foot traffic, easy to mop clean
- Car wash areas and ramps — with sand broadcast for grip
- Clinic and kitchen-style floors that get washed daily
Where it wastes money
- Fresh, damp concrete. Epoxy traps moisture underneath and blisters. A new slab needs its curing time first, and even then a moisture check is wise.
- Oil-soaked floors with no cleaning. Epoxy grips concrete, not grease.
- Loose, dusty, crumbling floors. If the surface itself is weak, the coating leaves with it.
- Store rooms and low-traffic corners — a good floor enamel may honestly be enough there. Your painter will tell you.
Preparation is 90 percent of the job
This is what went wrong in Kala Gujran. The short list a good painter follows: clean and degrease the oil patches; grind or roughen the surface so the epoxy has something to bite; fill cracks; and do the simple moisture test — tape a plastic sheet to the floor overnight, and if droplets form under it, the floor is not ready. Skip any of these and the best epoxy in the world will peel.
Two extras people ask about
Epoxy sealant — a paste for the joints between concrete bays and the floor-wall edge. On epoxy floors the joints get sealed so water cannot sneak under the coating. It stays a little flexible, which floors need.
Coloured sand epoxy flooring — sand broadcast into the wet epoxy before it cures. The result grips like sandpaper instead of glass — the standard answer for ramps, wash areas and anywhere wet shoes walk. It also gives that speckled look you see in workshops.
Curing and patience
Two-pack epoxy cures by chemistry, not by wind. Walk on it only after the tin’s light-traffic time has passed, and give vehicles the full cure days — usually several, depending on weather. In Jhelum’s humid August, expect everything to take longer than in dry October.
Availability and price talk
Epoxy paints, sealants and application items come through our paint counter — stock and brands change, so call or WhatsApp +92 331 5083 648 and ask what is on the shelf today. And like everything else, rates change daily, so a phone call gets you today’s number, not last month’s.
Epoxy costs more than normal floor paint and takes more prep time. If your floor is a store room, spend that money elsewhere. If it is a working garage or shop floor that gets washed every day, epoxy usually pays for itself in not having to repaint every year.
Before you start
Coating a floor is a one-shot job — redoing a failed epoxy costs double. Get your painter or contractor to judge the floor first, then call us for material and today’s rate.
Delivery Areas & Charges
Plain and simple — here is exactly how delivery works at Khokhar Traders.
Where we deliver: Locally within about 10–15 km of Jhelum city centre — Jhelum City, Civil Lines, Bilal Town, Kala Gujran, Haji Aima, Kotla Aima, Katchery, Mohamdi Chowk, Chishtian Mohallah, Madina Town, CITI Housing, and many more areas around Jhelum city centre. A little further out? We may still be able to deliver with extra charges — just ask.
Delivery charges: Agreed at the time of order. Share your location with our team and we calculate the exact distance, then confirm a fair delivery charge before anything is loaded. Prefer to save on transport? You are welcome to arrange your own transport.
Ex-shop rates vs delivered rates: Shop materials — cement, iron rebars (sariya), chips, tile bonds, paints, hardware — are priced at ex-shop rates: either we deliver at the agreed charge, or you arrange your own transport. Loose materials — sand, aggregate (crush), soil and gassu for foundation filling, and bricks on a full trolley — usually come with delivery included.
Full-truck cement delivery: We can deliver a full truck of 350–500 cement bags straight to your site (if a bigger truck can safely reach it). A small loader carries only 25–35 bags per trip — one full truck saves you many loader runs and real money on local transport.
Rates change daily: A rate confirmed over the phone is valid for that time of day only. A rate is locked with an official order and advance payment — we confirm the final rate and delivery charge together before dispatch.
